Where We Inspect for Mold Growth

In states with a hot or humid climate, several areas of a house are particularly susceptible to mold growth due to increased moisture levels and poor ventilation:
  • Bathrooms: High humidity from showers and baths creates a prime environment for mold. We pay close attention to areas around showers, bathtubs, sinks, and toilets, as well as behind walls and under sinks where leaks may occur.
  • Kitchens: Sinks, dishwashers, refrigerators, and areas prone to spills or leaks can foster mold growth. We check under sinks, behind appliances, and around windows for signs of moisture and mold.
  • Basements and Crawlspaces: These areas often lack adequate ventilation and can experience moisture issues due to condensation or groundwater seepage. Thoroughly inspect walls, floors, and any stored items for mold.
  • Attics: While attics can get hot, poor ventilation and roof leaks can create damp conditions that promote mold growth. We inspect the underside of the roof, insulation, and any stored items for signs of mold.
  • Laundry Rooms: The combination of moisture from washing machines and dryers, along with potential leaks, makes laundry rooms susceptible to mold. Inspect areas around appliances, walls, and ceilings for any mold growth.
  • HVAC Systems: Air conditioners and ductwork can accumulate moisture and become breeding grounds for mold, spreading it throughout the house.
  • Windows and Doors: Condensation on windows and doors, especially during temperature changes, can lead to mold growth. We will inspect frames, sills, and surrounding areas for signs of mold.

Types of Mold Found in Homes

We check for several common mold types in our property inspections, including:
  • Stachybotrys (Black Mold): This highly toxic mold is particularly concerning due to the mycotoxins it produces, which can cause serious health problems. It typically grows on cellulose-based materials like wood, paper, and drywall in consistently damp areas.   Alternaria: This allergenic mold is often found outdoors but can easily enter homes through open windows and doors. It tends to grow on damp surfaces like carpets, wallpaper, and shower curtains.
  • Aspergillus: This common household mold can trigger allergic reactions and respiratory issues. It’s known to grow on various materials, including walls, ceilings, and insulation.
  • Cladosporium: This mold thrives in both warm and cool environments and is often found on fabrics, upholstery, and painted surfaces. It can cause allergic reactions and respiratory problems.
  • Penicillium: Commonly found on food and decaying organic matter, this mold can also grow on damp building materials like wallpaper and carpets. It can trigger allergic reactions and respiratory issues.
