That’s why we work swiftly to deliver detailed reports within 24 hours of inspection so you can make decisions quickly and confidently. As a non-contracting service, you can trust our unbiased assessments. However, we’re happy to connect you with qualified contractors to address any identified needs. For multi-unit properties, we inspect a representative sample of units to provide a general overview of the property’s condition. Additional unit inspections can be arranged for an extra fee.

Full Property Condition Assessments (PCA)

Our inspectors provide you with a PCA that goes beyond the standard, meeting or exceeding the rigorous ASTM E2018-15 protocol. This ensures a detailed and reliable evaluation for a wide range of commercial properties, including warehouses, retail stores, office spaces, and more! We use advanced technology and leverage the expertise of our team to assess the physical condition of the structure, including mechanical systems, plumbing, and electrical systems. Our report will highlight any deficiencies discovered during the inspection. However, it won’t provide specific instructions for repairs. In some cases, additional evaluation by a specialized professional might be necessary.

  • Insulation spot-checks with thermal imaging
  • Parking lot surface, signage, and lighting systems
  • Landscape components including irrigation systems, walkways, driveways (excluding sewers), and retaining walls
  • ADA accessibility review.
  • Onsite sewage facilities
Note: Our visual inspection of roofs and parking areas provides a general assessment of their condition, and we may recommend a more detailed evaluation if needed. What’s Not Included
  • Fire protection equipment, fire code compliance, and building code adherence
  • Security systems, telecommunication systems, and specialized equipment
  • Appliances and recreational equipment
  • Environmental concerns such as urea formaldehyde foam insulation, asbestos, radon gas, or polychlorinated biphenyls (PCBs)

Detailed Final Inspection Reports Provided

Our commercial property inspections provide a valuable professional opinion on the current physical condition of your building’s accessible and visible components and systems. Our inspections are within the following parameters:
  • Focus on Present State: Our inspection assesses the building’s current condition, not its original design. We use visual inspections to identify signs of wear or distress.
  • Limitations Exist: No inspection can be perfect. While we strive to minimize surprises, some hidden issues may remain undetected. We cannot offer guarantees or warranties due to these inherent limitations.
  • Process Equipment Excluded: Our assessment doesn’t include evaluating the operation of specialized equipment used in specific industries.
  • Sampling Techniques: For efficiency, we use a sampling approach. For example, we wouldn’t inspect every single brick in a wall (in a single 100-foot by 20-foot foot brick wall, there are roughly 13,500 bricks and 12,000 feet of mortar joints alone!). Our experienced inspectors target areas most likely to show problems, but there’s a chance some localized issues might be missed.

Recommended Repairs and Cost Estimates Included

Your PCA will include opinions of estimated costs for recommended repairs and improvements, and are divided into four categories:
  1. Immediate: Repairs beyond the scope of regular maintenance that should be performed within one year of the date of the report.
  2. Short Term: Items needing repair or replacement to remedy physical deficiencies, such as deferred maintenance, that are beyond the scope of regular maintenance and should be undertaken on a priority basis within one to two years.
  3. Long Term: Capital improvements that the buyer may need to budget for in the next three years and beyond.
  4. Discretionary: Optional upgrades or costs that may be shared fully or in part with current and future tenants.
